What is The Aves at Twelve 100?

It’s a top-quality Orlando Florida community designed especially with University of Central Florida and Valencia College students in mind. The Aves features a variety of spacious, furnished apartments plus a full set of community features such as four swimming pools, a 24-hour fitness center, community clubhouse and more.

Is The Aves part of the University of Central Florida?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at The Aves has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at The Aves pays a flat rate that includes:

  • Furnishings
  • In-unit laundry
  • High-speed internet
  • Trash disposal
  • Community features – pools, fitness center, etc.

What size are the apartments?

The spacious accommodations at The Aves include 1, 2, 3 and 4 bedroom apartments, with a private bedroom-bathroom suite for each resident.

Are the apartments furnished?

Yes, all apartments at The Aves have a furniture package that includes a full-size bed, dresser, nightstand, and desk and chair in each bedroom. The living area includes a sofa, coffee table, entertainment stand and barstools. To see a sample of the furniture and other finishes, please visit our model apartment.

When do the contracts start and end?

The standard term begins August 23, 2024 and ends July 31, 2025, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Aves offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at The Aves?

Your living costs at The Aves can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Aves. Normal payment deadlines will continue to apply.

Is The Aves open to non-students?

The Aves is designed and offered for students at the University of Central Florida, Valencia College or other local colleges. The per-person contracts are also designed with students in mind. Therefore, applications are accepted only from students at one of these local colleges or universities. The Aves is an Equal Opportunity housing provider and welcomes student residents/families with children. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of safety and security are provided?

The Aves has a monitored fire-sprinkler system, along with electronic locks for building access plus individually hard locking bedroom doors. Community courtesy patrols are provided at select times. Management staff can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

The Aves is a no-pets and smoke-free community. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at The Aves?

The Aves offers plenty of on-site garage parking for an additional cost.

What other transportation options will I have?

The Aves is directly across from the University of Central Florida campus. Residents enjoy direct shuttle bus service to UCF which runs every 10 to 15 minutes during Fall and Spring semesters when classes are in session. Students also ride free on the Lynx public transportation with student ID, with a bus stop just steps from The Aves front door.
